These Terms and Conditions ("Agreement") govern your booking and stay at our short-term rental property located in Margaretville, NY ("the Property"). By making a reservation through our website, you ("Guest") agree to the following terms:

1. Booking and Payment

A $100 deposit is required at the time of booking to secure your reservation. The balance is due 5 days before check-in. Payments are accepted via credit/debit card through our secure booking platform. Reservations are not confirmed until payment is received.

2. Cancellation Policy Full refund for cancellations made 30 or more days before check-in. 50% refund for cancellations made 14 - 8 days before check-in. No refund for cancellations made within 7 days of check-in. No refund for no-shows or early departures.

3. Occupancy and Guest Limits Maximum occupancy is 4 guests. Only registered guests are allowed on the premises. No parties or events are permitted. No smoking inside the house

4. Check-In and Check-Out Check-in: After 12:00 PM Check-out: By 11:00 AM Early check-in may be available upon request and is subject to availability.

5. House Rules No smoking inside the Property. Pet allowed with permission and fee. Please treat the Property with respect and leave it in good condition. Trash should be bagged and placed in the designated bins. Use of bike, fire place, and other amenities is at your own risk.

6. Damage and Security Deposit Guests are responsible for any damage to the Property or its contents. A security deposit may be authorized at check-in. Excessive mess, damage, or rule violations may result in additional charges.

7. Cleaning Fee A cleaning fee of $99 is included in your booking total. This covers standard turnover cleaning. Additional cleaning charges may apply if excessive mess is left behind.

8. Taxes All applicable taxes (New York State Sales Tax, Delaware County Sales Tax, and Occupancy Tax) are included in your booking total and will be remitted by the Host.

9. Liability Waiver Guests use amenities such as bike and the fire place at their own risk. By booking, you agree to assume full responsibility and hold the Host harmless for any injury, accident, or loss that occurs during your stay.

10. Right to Terminate The Host reserves the right to cancel or terminate a reservation without refund for violations of these Terms, including house rules, illegal activity, or exceeding guest limits.

11. Privacy Policy Your personal information will be used only to process your reservation and communicate with you about your stay.

12. Governing Law This Agreement is governed by the laws of the State of New York. Any legal matters must be handled in the courts of Delaware County, NY.
